l know how you feel though and heart breaking's just the word l've used in my situation too.
l've had a block and cabin in a country town for yrs that l've mostly rented out. l'm by no way rich or have all these properties everywhere, matter of fact l only partly owned my own place as l was in that in a partnership situation but l'm out of that now and need to sell the cabin block now to put toward buying my own again properly but l had v similar problems with the last tenant as yours. Took mths to get him out and l was tip toeing right through it bc if he cracked it he'd leave the place even worse l knew that dealing with him 5yrs.He at least usually paid rent though he was behind. Any rate, finally got him off the place he'd stripped the cabin even timber of it , stole the tank, stole the solar, broke all the windows, left the property 1/2 ac in a total mess, it was bloody disgusting.
l've been staying over there 6 wks getting it all back to normal and onto the market. 6 trailer loads of rubbish plus basically rebuilding the cabin.
Apparently it happens a lot up around these areas but thankfully never again for me now it's finally on the market now and hopefully that can be that.
